All of City Homestead Design Co.’s services begin with a Consultation and staging plan for the home, so that you make the most money from your most valuable asset! Expect to learn a lot, have fun and sell for top dollar!
Walk & Talk Consultation Starting at $199*
(Great for the DIY w/an EYE for Design!)
This service is recommended before any other staging services are determined. In this initial working session, we will spend up to two hours walking through the home, making a detailed plan room by room, that can be executed all on your own! You will walk away from this session with a photo-filled, 20+ page detailed report of exactly what to do to prepare your home for listing!
- Research is done ahead of time to identify buyer demographic and market comps
- Detailed Walk Through of the home and a 20+ page detailed report given to seller with action items to complete
- Open House Checklist, Preferred Vendor List and Organizational Strategies provided
At the conclusion of your consultation, should you decide you need additional help and expertise with your home staging, or just want a more hands-on approach, we can make that happen by booking a full-service Staging Day!
*Please note, for homes over 4,000 sq ft, there is an additional charge (Up to 2500 = $199-250, 2500-4000= $250-300, 4000+ = $300-350)
Mini-Staging Day/2-Hour Spruce Up $250
CHD will spend up to 2 hours in the home working through each room, concentrating on high impact rooms to get them show/MLS ready, creating emotional connection points that will make buyers fall in love!
Half-Day Staging $450
If the home needs more than a couple of hours of work, CHD will spend up to 4 hours in the home working through the detailed staging report, paying special attention to high impact rooms, creating emotional connection points.
Full-Day Staging $750
Same as above, spending up to 7 hours in the home.
Power Shopping Service $75/hour
For occupied homes, CHD will stage the home using the homeowner’s furnishings and accessories as much as possible, however it may be suggested that a few small items be purchased to help update and refresh the home if needed.
- Working off of agreed shopping list, your stager will go to favorite spots to identify key items that will make a huge impact in the style of your home to attract more buyers
- Cash is collected up front and receipts are provided along with items delivered to the client’s home on Staging Day

Vacant Staging Preview $100
In order to provide an accurate and detailed staging bid, a preview of the property is essential. During this walk through, measurements and photos will be taken to determine what furnishings will be needed for the best merchandising of your product. Please note, this fee is credited to the final staging total, but is non-refundable should the staging bid be denied.

The number one reason a buyer purchases a home is because it “felt home.” It was warm, inviting and the buyer made an emotional connection with the home. Redesign Consultation $299
During our In-Home or Virtual Consultation appointment, we will spend up to an hour discussing the scope of the project; wants, needs, vision and budget to create a plan. We can redesign your space repurposing things you already own, start from scratch, or a combination of both; the possibilities are truly endless. Sometimes, it just takes an outside set of eyes to see your items in a fresh way! If you are a DIYer at heart, we can provide you with mood boards, room plans and shopping lists to complete the project yourself or we provide full service, including shopping and install.
Prices vary depending on scope of project, but are based upon $100/hourly rate.
Consultation fee is credited toward redesign project.
